The contextual infill design promotes higher density recommended by the Ventura General Plan & complies with the Downtown Specific Plan policies & code.
The scale & massing are articulated in deference to the need for light, natural ventilation, & views of adjacent buildings. The two residential units are renovated to repair & preserve the established residential urban fabric. The massing is lower one-& two-story in the front & three-story along the alley. Upper floors are further stepped back to reduce the massing.
A variety of communal, semi-private, & private outdoor living spaces will enhance the living experience. The landscape place types are designed in terms of their hardscape and planting palette, in order to generate a distinctive aesthetic, spatial, and experiential impression of place.
Public art, street trees, a lawn-free drought tolerant garden in the front planted with native species, & renovation of the two residences are all features that will enhance the street experience.
